Looking for a talented individual to join our Centre Management Team as the Retail Portfolio Director, to drive the success of our retail portfolio across Sweden, Denmark, and the Netherlands. This is your chance to take on a pivotal role in a vibrant and fast-paced customer focused environment.

Key objectives

Lead the strategic, commercial and operational success of URW’s retail portfolio across Sweden, Denmark, and the Netherlands, comprising six shopping centres. Champion a customer-centric, data-driven, and sustainability-aligned approach to portfolio management that delivers long-term value creation, resilient revenue growth, and operational excellence.

Coordinate senior stakeholders to align on the customer content of our centres, supporting the tenant mix, and aligning with URW’s commercial vision.

Drive collaboration with Asset Management and Performance Managers to improve Net Rental Income, cultivating strong, effective relationships with key internal and external stakeholders. Act as the regional authority on strategies to minimise the impact of opex whilst delivering best-in-class standards and ensuring the customer journey is prioritised across the portfolio.

Work across the portfolio (and region) to streamline operations for maximum efficiency. Partner procurement to achieve innovation and efficiency in operational contracts, achieving optimum centre resources whilst economising on profit and overheads. Aligning strategically on all contracts across the portfolio to achieve best-in-class shopping centres whilst supporting the above strategy.

What you will be doing…

Strategic Leadership & Value Creation

  • Architect and execute a regional strategy that aligns with URW’s commercial vision and Better Places commitments, ensuring each asset contributes meaningfully to the Group’s long-term growth.

  • Drive the General Managers to deliver ambitious Customer Content Strategies, embedding innovation, digital engagement, and Westfield Rise to elevate customer satisfaction and tenant performance.

  • Cultivate a high-performance culture across the region, empowering teams to act with autonomy, accountability, and agility.

Stakeholder Alignment & Influence

  • Coordinate senior stakeholders across Leasing, Asset Management, and Performance to align on customer content, tenant mix, and commercial priorities.

  • Act as the regional authority on operational strategy, balancing cost efficiency with best-in-class standards and customer experience.

  • Represent the region in cross-functional forums, contributing leadership and sharing best practices across URW’s European portfolio.

Digital & Data-Driven Innovation

  • Spearhead the adoption of URW’s digital platforms to unlock asset value, enhance tenant insights, and generate new revenue streams.

  • Embed data fluency across centre teams, ensuring digital tools are leveraged to inform decision-making and drive performance.

Operational Excellence & Procurement Strategy

  • Streamline operations across the portfolio to maximise efficiency, reduce overheads, and optimise resource allocation.

  • Partner with Procurement to innovate operational contracts, ensuring strategic alignment and cost-effectiveness while maintaining high service standards.

Operational Success

  • Deliver the strategic, commercial, and operational objectives of six retail assets in line with the 5-Year Business Plan.

  • Lead service charge and capex reviews to enhance the customer journey while driving cost efficiencies and supplier innovation.

Organisational Leadership

  • Establish consistent processes and performance standards across the region.

  • Serve as the figurehead for the region, collaborating with European counterparts and the Centre of Excellence under the Chief Customer and Retail Officer.

Better Places Strategy

  • Champion the delivery of Better Places objectives, particularly Sustainable Places, embedding ESG principles into operational practices.

Leasing & Commercial Strategy

  • Partner with Leasing to attract innovative, sustainable brands and support ERV growth.

  • Maximise Westfield Rise opportunities through data-led brand activations and media packages.

Financial & Performance Oversight

  • Identify cost efficiencies and new revenue streams to support sustainable growth.

  • Ensure capex allocation supports the Customer Content Strategy and contributes to tenant success.

What skills, experience, and knowledge will you need to be successful?

  • Proven leadership experience in retail property management, asset management, or leasing across multiple geographies.

  • Strong operational background with a track record of delivering performance through regional teams and General Managers.

  • Demonstrated success in managing large-scale, mixed-use retail assets with complex stakeholder environments.

  • Experience in driving strategic initiatives, cost efficiencies, and revenue growth across a portfolio.

  • Familiarity with pre-development planning and managing assets through transitional phases.

  • Deep understanding of retail dynamics, customer experience trends, and commercial real estate best practices.

  • Strong grasp of financial principles, including Net Rental Income (NRI), budgeting, forecasting, and investment analysis.

  • Knowledge of ESG and CSR frameworks, with experience embedding sustainability into asset operations.

  • Awareness of regional market conditions across Sweden, Denmark, and the Netherlands, including regulatory and cultural nuances.

  • Understanding of property management structures, including PMPS and third-party management models.

  • Degree-level education in Real Estate, Business, Finance, or a related field.

  • Fluent in English; additional language skills in Swedish, Danish, or Dutch are advantageous.

  • Strong interpersonal and negotiation skills, with the ability to influence senior stakeholders.

  • High-level analytical and strategic thinking capabilities, with a hands-on approach to problem-solving.
