Summary
We are currently seeking a Portfolio Manager for Real Estate to join our New York office, reporting to the Head of Portfolio Management and Head of Real Estate, Americas.The Portfolio Manager for the Americas Region will contribute to Kering and its Maisons by supporting a wide range of real estate activities. This role is responsible for overseeing and optimising a diversified portfolio of real estate assets for the Group and Maisons. It involves strategic planning, asset performance management, financial analysis and coordination with the Real Estate team, Regional Presidents and COOs, Retail Vice Presidents/General Managers, Finance, Legal, Construction and Store Planning functions both at brand and corporate level, as well as external real estate partners. In this role, the ideal candidate will also deliver market intelligence, track trends and provide insights to support Kering and its Maisons in development, asset management and investment decisions. The Portfolio Manager will play a critical role in driving the long-term success of Kering and its Maisons to maximise the efficiency of the portfolio and align with Group’s objectives.

HOW YOU WILL CONTRIBUTE
To all Group brands in their retail and corporate real estate development planning and execution across the region:
Portfolio Strategy and Management
- Oversee and manage a portfolio of real estate assets; develop asset-level and portfolio-wide strategies for the region that are in line with the Group’s objectives and strategies
- Monitor portfolio performance and market trends to identify risks and opportunities
- Recommend development, optimisation/consolidation and disposition strategies based on analysis and market conditions
- Prepare basic financial evaluation of projects and assets, track KPIs such as sales performance, profitability, effort rate, sales density and CAEPX investment
- Collaborate with the regional Real Estate team to prepare and present reports, project updates and business case(s) to Group and Brands’ senior management
- Manage and lead strategic projects, provide support to senior leadership and Group Brands in strategic retail development process, including identifying key issues, developing problem-solving approach, conduct analysis, and propose and communicate such recommendations and strategies
- Manage and own data and/or information gathering from Real Estate team and stakeholders efficiently and effectively. Ability to independently consolidate and develop the data/information collected for analysis, and prepare detailed reports and briefing documents for Group and Brands’ senior management
- Collaborate with Group brands to understand merchandising and clientele strategy to guide city network strategies
- Ensure compliance with relevant Group and Real Estate team’s guidelines and processes
Market Intelligence and Research
- Monitor macroeconomic and microeconomic, competitors’ movements/plans, regulatory and luxury market retail trends impacting Group and its Maisons
- Support the strategic retail development plans of Group Brands by documenting demand trends, forecasts, competitors’ benchmarking
- Own real estate analytics through data consolidation and synthesis as well as dissemination of such information and intelligence across the Real Estate team as well as Group Brands

- Deliver and leverage insights from primary and secondary research and business analytics to support strategy development
- Manage access to information, subscriptions, and maintain databases and ensure timely delivery of periodic market updates.
- Develop and, or expand the network of informal sources: external analysts, brokers, consultants, landlords and peer brands
WHO YOU ARE
- At least 5 years’ professional experience working within the Americas Region in an analytical, consulting, real estate, business or related field; previous working experience in luxury retail will be preferred
- Business acumen with deep interest in real estate and luxury fashion
- Strong analytical skills with critical thinking mindset
- Basic financial modelling skills
- Detail oriented with a dynamic and creative problem-solving mindset
- Comfortable with complexity and dexterity to adapt to evolving priorities and needs
- Collaborative and clear communicator. Written, verbal and visual communication effectiveness
- Ability to balance multiple priorities and meet tight deadlines
- Ability to drive and partner with team members to manage multiple complex projects concurrently
- Fluent English, Bilingual (Chinese, Spanish, French or Italian) a plus
- Frequent domestic and international travel to required market areas
Salary: $135,000 - $155,000 per year plus incentives
